Costs & Reference Information

When it comes to costs and reference information, we believe in transparency and clarity. Here’s a breakdown of what you need to know:

Admin Costs: £150 per applicant

Premier Lettings charges an application fee for conducting essential credit checks and references on the tenant before the property is let. It’s important to note that the agency fee is non-refundable. In cases where a Guarantor is required, an additional £25 charge will apply.

Once your administration fee is received, we initiate the reference process through a reputable referencing agent. This involves gathering information from previous landlord or managing agent referees, employment references, and comprehensive credit checks.

During this stage, you’ll also be required to furnish us with:

  • Proof of photographic identification (Passport or driver’s card license)
  • Proof of current address (accepted items include utility bills dated within the last 3 months, tenancy agreements signed and dated within the last 6 months, current TV license, or bank statements within the last 3 months)
  • Since February 1st, 2016, you must demonstrate your right to rent a property in England by providing original documents such as an EEA or Swiss Passport, national identity card, current Visa, or Work Permit. Please note that we cannot accept documents like HM Revenue & Customs documents, NHS medical cards, letters from accountants or solicitors, and mobile phone bills.

 

Deposit and Utilities

Is my deposit protected?

Rest assured, if you’re renting a property managed by AM Estates & Lettings, your deposit will be registered with the Tenancy Deposit Scheme (TDS), and the funds will be securely sent directly to them. You’ll receive a certificate as proof of this safeguard. In the case of properties under “Let Only” management, your deposit will be transferred to the landlord, who assumes the responsibility of protecting it and providing you with proof, often in the form of a certificate.

Who is responsible for setting up utility services?

As a tenant, you take charge of setting up accounts with utility companies directly when you move into and depart from your property. It’s essential to provide meter readings at the start and end of the tenancy to ensure accurate billing. We believe in empowering our tenants to manage their utility services efficiently.

You should inform us 60 days prior to the end of your tenancy to allow enough time to arrange all the related administration.
Notice would need to be served in accordance with your particular lease agreement by recorded delivery to our office address or emailed to info@amestatesandlettings.co.uk It is your responsibility to ensure this email has been received, so we would advise following up the email with a phone call to 075123456

The primary liability is for rent until the end of the contract or its break clause point.

If the landlord agrees to re-market the property and once a new tenant is found, then your liability will be reduced to covering the landlord’s commission and any other expenses from when the property is re-let. Payments would be calculated on a pro-rata basis for the unexpired term of the contract.

Unless specific instructions are given by your landlord keys should be returned to our office. Please ensure all sets are returned and that this happens on or before the last day of your tenancy.

Please note that you will be liable for rent on a daily basis until the keys are returned. All keys must be returned and charges will be applied for lost keys.

Once the check-out has been conducted, the property has been cleaned to a satisfactory standard and we have received instructions regarding the deposit from the landlord, the money will be returned to your account. If in the event of any deductions that are needed to be taken this will be discussed with you and will be taken from the deposit.

This can take up to 10 working days but we will try to ensure your deposit is returned to you as quickly as possible.
